Discovering the Basement Leak Damage

The homeowner contacted us after noticing standing water in their basement laundry room. Water had been leaking for about a day, though they weren’t sure of the exact source. By the time they called, water had already spread into the basement living room, bathroom, and hallway. The water had soaked into the carpet, drywall, and baseboards.

What We Did to Restore the Basement Appliance Leak Damage

To fully recover this space from the basement leak damage, we followed our standard water damage restoration process. Each step helped us prevent further damage and ensured the space was safe and dry.

Step 1: Initial Inspection and Moisture Mapping

Once we arrived, we used moisture meters to check how far the water had spread. We inspected the affected rooms - laundry, living room, and bathroom - and found damp carpet, wet drywall, and saturated baseboards and door trim. We marked all wet areas and determined which materials needed to be removed or dried.


Step 2: Water Extraction and Containment

There was still standing water in parts of the laundry room and basement hallway. We used water extraction vacuums to remove it quickly. Then, we set up containment barriers to separate wet areas from dry ones. This helped us control the airflow and prevent the spread of moisture and mold.


Step 3: Removing Damaged Materials

Next, we removed water-saturated carpets and pad from the basement living room. We also cut away damaged drywall to remove wet insulation trapped behind the walls. These are called “flood cuts,” and they allow us to access hidden moisture.

We took out baseboards, door trim, and jambs that were beyond saving. All debris was safely removed and disposed of.


Step 4: Drying the Space

After removing the wet materials, we brought in our equipment to start the drying process. Here’s how we did it:


  • Set Up Drying Equipment: We placed air movers and dehumidifiers throughout the affected areas to extract moisture from the air and speed up drying.
  • Daily Moisture Monitoring: Using moisture meters, we checked the progress each day, making sure moisture reached safe levels.
  • Surface Cleaning with HEPA Vacuums: To remove dust and potential mold spores, we thoroughly cleaned surfaces using HEPA vacuums during the drying process.


Step 5: Disinfecting With Antimicrobial Spray

Once the area was dry, we sprayed all exposed surfaces with an antimicrobial solution. This step was necessary to kill all mold and bacteria growth, especially in dark, damp spaces like basements.


Step 6: Repairs and Finishing Touches

When everything was fully dry and cleaned, we started repairs. We replaced the damaged drywall, reinstalled baseboards and trim, and laid new flooring in the basement living room. We made sure all repairs matched the existing structure so the space looked like it did before the damage - or even better.
